First Branded Condo Tower on South Florida’s Millionaire Mile Reaches Construction Milestone

Related Group and Dezer Development complete vertical construction of 92-unit boutique luxury project

Rosewood’s first branded condominium development in South Florida has achieved a significant milestone, as Related Group and Dezer Development announce the completion of vertical construction at Rosewood Residences Hillsboro Beach. The project is located along the prestigious Millionaire Mile in the town of Hillsboro Beach.

Construction of the oceanfront tower began in 2024 and is being led by Coastal Construction. Situated approximately 38 miles north of downtown Miami, the luxury development will feature 92 boutique residences ranging in size from about 2,800 square feet to 6,400 square feet. The project is expected to be completed in early 2027.

“With vertical construction now finalized, we are entering the final phase of what will be one of South Florida’s most distinguished residential offerings,” said Nick Pérez, president of Related Group’s condominium division, in a statement released by the developers.

Upon completion, Rosewood Residences Hillsboro Beach will become the first branded condominium on the city’s famed Millionaire Mile. The 3.2-mile stretch is known for its collection of grand, multimillion-dollar estates lining Hillsboro Mile, the town’s primary roadway.

“Hillsboro Beach, located just south of Boca Raton, is currently experiencing one of its most dynamic development periods,” said Gil Dezer, president of Dezer Development. “The area offers an exceptional blend of South Florida’s top dining, shopping, arts, and cultural experiences.”

Residences at Rosewood start at $5.95 million, with sales managed by Related Realty. According to a spokesperson for the developers, the project is already 70% sold.

Branded residences continue to gain traction across South Florida, as developers partner with prominent hospitality and lifestyle brands to enhance market appeal while brands generate licensing revenue. According to the latest report from real estate marketing firm Graham & Associates, branded units typically command a premium compared to non-branded properties.

Residents at Rosewood will have access to year-round concierge services provided by the hospitality brand, including butler service, on-site staff support, 24-hour security, valet, and private car services.

Headquartered in Hong Kong, Rosewood currently manages 30 hotels, resorts, and residential properties across 18 countries.

Both Related Group and Dezer Development are behind several of South Florida’s most high-profile branded real estate projects. In addition to their collaboration in Hillsboro Beach, Dezer Development is developing the car-branded Bentley Residences in Sunny Isles Beach, while Related Group’s St. Regis Residences is rising at the southern end of Miami’s Brickell financial district.

Beyond its hospitality offerings, Rosewood Residences Hillsboro Beach will provide a rare dual-waterfront lifestyle. The condominium sits on a 12-acre site bordered by the Atlantic Ocean to the east and the Intracoastal Waterway to the west, allowing for the inclusion of a private marina and oceanfront dining venue.
