Craig International to transform nearly 58-acre corporate campus into a vibrant mixed-use destination

A North Texas developer is preparing to transform a former corporate headquarters campus into a large-scale mixed-use development valued at approximately $200 million. The project will introduce new office and retail spaces along with residential apartments across nearly 58 acres in Rowlett, a suburb of Dallas.
McKinney-based Craig International, founded by developer David Craig, has been selected by financial services company Globe Life to lead the redevelopment of its former headquarters property. Globe Life recently relocated to another nearby office campus acquired earlier this year, opening the door for the site’s redevelopment.
According to David Craig, the property presents a rare opportunity due to its size and established location within an already developed area. He noted that the site benefits from nearby retail destinations, grocery stores and strong walkability, making it an attractive candidate for a mixed-use project.
Craig International secured the redevelopment rights after a competitive selection process that reportedly attracted interest from several major developers. Craig attributed the company’s success in part to its extensive experience in the local market, particularly in McKinney and surrounding North Texas communities.
Globe Life executives stated that choosing a development partner with the vision and expertise to maximize the site’s potential was a key factor in the decision-making process.
The redevelopment, which will be known as Rowlett Station, is planned as a multi-phase project. Existing structures, including a 300,789-square-foot office building, will be integrated into the overall development. Craig International intends to collaborate with specialized partners for the residential, office and retail components.
Atlanta-based Davis Development is expected to participate in the apartment segment of the project. Craig International is also in discussions with a potential office development partner, with an announcement anticipated in the near future.
A notable feature of the property is its existing data center, which offers approximately 11 megawatts of capacity and is ready for occupancy by a new user.
Plans for Rowlett Station also include the addition of hike-and-bike trails designed to improve connectivity and pedestrian accessibility throughout the development. Craig compared the vision for the project to the company’s successful District 121 development.
Craig expressed confidence in the project’s future, describing it as one of the most promising developments expected to emerge in North Texas. He emphasized the company’s strategy of partnering with experienced industry specialists to ensure the successful delivery of both the office and residential components.
