Blackstone’s Indurent Expands North West Industrial Portfolio With Two New Knowsley Developments

New projects will deliver more than 400,000 square feet of industrial and logistics space

Indurent, the UK industrial and logistics developer, owner, and operator backed by Blackstone, has announced two new industrial developments in Knowsley that will add a combined total of more than 400,000 square feet of commercial space in North West England.

The first project, Indurent Park Knowsley, will provide approximately 208,000 square feet of industrial accommodation on land situated behind the company’s existing Moorgate Point development. The scheme recently secured planning approval, allowing construction to move forward.

The second development, known as Indurent 200 Knowsley, will deliver around 200,000 square feet within Knowsley Business Park. Construction began earlier this summer, with the project expected to be completed during the first quarter of 2027.

According to the company, both developments are being designed in line with the Indurent Code, which focuses on sustainability and energy efficiency. The buildings are targeting EPC A+ and BREEAM Excellent certifications while featuring net-zero-ready designs, expanded rooftop capacity for solar photovoltaic systems, and infrastructure to support electric vehicle charging.

Earlier this year, Indurent strengthened its presence in Knowsley by securing a 145,000-square-foot lease agreement with Singleton Trading at its Moorgate Point development.

Commenting on the projects, Dan Austin, Head of Logistics North at Indurent, said the new developments reflect the company’s ongoing investment in premium industrial and logistics facilities across the North West. He noted that Knowsley continues to be a key strategic location due to its strong transport connections and growing demand from occupiers, making it an ideal market for modern, sustainable industrial space.

Indurent was officially launched in July 2024 following the integration of Industrials REIT with the St Modwen Logistics property portfolio. Today, the company manages an industrial and logistics portfolio totaling approximately 40 million square feet across the UK.
