Commercial Real Estate in Kootenai County, Idaho
County-wide coverage across Coeur d’Alene, Post Falls, Hayden, Rathdrum, and unincorporated parcels – including sites inside a city’s Area of Impact (AOI) or city-jurisdiction edge cases where county and city rules both matter.
Most North Idaho commercial deals we work sit in Kootenai County. That includes inventory inside city limits and parcels in unincorporated county that still feel “city” because of utilities, annexation path, or an adopted Area of Impact with Coeur d’Alene, Post Falls, Hayden, or Rathdrum.
When you underwrite a site, the first fork is jurisdiction: city zoning vs county zoning, and whether an AOI agreement changes who reviews what. Getting that wrong wastes earnest money. We start every land and development conversation there.
Cities we cover inside the county
- Coeur d’Alene – office, retail, hospitality, mixed use
- Post Falls – I-90 industrial, distribution, Seltice retail/flex
- Hayden – Government Way / Hayden Ave commercial and flex
- Rathdrum – Highway 53 commercial and prairie industrial land
County parcels, city jurisdiction, and Areas of Impact
Kootenai County maintains adopted Area of Impact maps with Coeur d’Alene, Hayden, Post Falls, and Rathdrum. AOI boundaries are not the same as city limits. A parcel can be:
- Inside city limits (city zoning and permitting)
- Outside city limits but inside an AOI (county jurisdiction with city coordination / future annexation context)
- Unincorporated county outside an AOI (county zoning and community development)
We help buyers and developers confirm which stack applies before pricing land, pads, or build-to-suit.
Zoning, maps, and assessor research (official tools)
Use these official sources when you research a Kootenai County commercial site. We walk clients through the same stack on live deals:
- KCEarth GIS map – parcels, layers, and spatial context
- Kootenai County Parcel Information Search – ownership, assessed value, AIN/PIN, building traits
- County GIS and Mapping – map products and data
- Areas of Impact – adopted AOI maps and ordinance context for CDA, Hayden, Post Falls, Rathdrum
- County Recorder real estate index – deeds, plats, surveys
- Property tax look-up
Verify before you underwrite. Assessor data, AOI maps, and zoning change. County tools are research starting points – not a survey, title commitment, or zoning determination. We confirm jurisdiction and use with the right planning desk before you write an offer.
Commercial corridors across the county
- I-90 industrial and distribution belt (Post Falls / west county)
- U.S. Hwy 95 and Northwest Blvd / Appleway commercial spine (CDA)
- Government Way and Hayden Avenue (Hayden)
- Highway 53 and Highway 41 connectors (Rathdrum / north and west)
- Prairie and industrial park land where utilities and entitlement actually work
