Europa Obtains £89.1 Million Green Loan to Support Panattoni Logistics Parks

HSBC UK financing backs logistics developments in South Normanton and Rotherham

Europa, the pan-European real estate investment manager, has secured an £89.1 million green loan from HSBC UK to refinance two recently developed logistics parks located along the UK’s strategic M1 corridor.

The financing covers Panattoni Park South Normanton in the East Midlands and Panattoni Park Rotherham in South Yorkshire. Developed in partnership with Panattoni, the two sites are largely occupied under long-term lease agreements, providing a stable investment profile.

Panattoni Park South Normanton consists of two industrial units totaling approximately 575,000 square feet. Meanwhile, Panattoni Park Rotherham offers around 710,000 square feet of logistics space spread across two buildings.

According to CoStar market data, the South Normanton development is leased to Chinese logistics provider Super Smart Service, occupying roughly 343,000 square feet, and pharmaceutical supply chain specialist Alloga, which occupies approximately 232,000 square feet.

At the Rotherham site, Alliance Automotive UK leases around 629,000 square feet for its operations. The remaining unit, measuring approximately 81,000 square feet, is currently available for occupancy.

Europa noted that both logistics parks were developed with sustainability in mind. The properties have achieved EPC A energy ratings along with BREEAM “Very Good” certification, supporting their eligibility for green financing.

Green loans are designed to fund environmentally sustainable projects and assets, with financing tied to specific environmental performance standards and sustainability objectives.

James Keast, Director at Europa Capital, said the successful financing highlights continued confidence from lenders in high-quality UK logistics assets, particularly those offering strong sustainability performance. He added that the transaction reflects Europa’s long-standing partnership with HSBC UK while supporting long-term income generation and disciplined capital management.

Alfie Banks, Relationship Director at HSBC UK, said the financing demonstrates the bank’s continued commitment to supporting leading real estate investors within the UK’s logistics sector. He also noted the strong relationship between HSBC UK and Europa and expressed confidence in future collaboration.
