Greenberg Gibbons plans new residential, retail, and community spaces at the future Frederick Brickworks development

A major mixed-use redevelopment is moving ahead in Frederick, Maryland, where Greenberg Gibbons plans to transform a former brick manufacturing site into a vibrant residential and commercial destination. Located on East South Street, the project aims to breathe new life into an underutilized industrial property approximately 45 miles northwest of Washington, D.C.
The Baltimore-based developer recently finalized the acquisition of the 65-acre site and is preparing to begin construction on the estimated $450 million development. While the purchase price has not been disclosed, the project represents one of the largest redevelopment efforts planned for the Frederick area in recent years.
Known as Frederick Brickworks, the development will feature a mix of residential housing, retail, and public spaces. Current plans include up to 700 apartment units along with 320 for-sale townhomes to be developed by Wormald and NVR. The community will also include approximately seven acres of parks and green space, creating recreational areas for future residents.
The commercial portion of the project is expected to offer up to 100,000 square feet of retail space, anchored by a grocery store and a fitness center entering the Frederick market for the first time. The development is designed to create a walkable neighborhood that blends housing, shopping, and outdoor amenities.
Construction will take place in multiple phases. The initial phase is scheduled to deliver the retail center, all townhomes, and roughly half of the planned apartment units by late 2028. A second phase will complete the remaining apartment buildings as the community continues to grow.
Local officials say the redevelopment preserves the site’s industrial history while supporting Frederick’s expanding population and economic growth. The former Frederick Brick Works facility relocated to another location within the city in 2007, leaving the property available for redevelopment after years of planning.
Economic projections indicate the project will have a significant impact on the region. Once completed, Frederick Brickworks is expected to support approximately 5,600 jobs, including around 4,300 construction positions and 1,300 permanent jobs. The development is also projected to generate roughly $181 million in annual business activity, $52 million in employee wages, and approximately $7.6 million in annual tax revenue.
The project joins several other large-scale redevelopment efforts currently underway across the greater Washington metropolitan area, as developers continue converting aging commercial and industrial properties into mixed-use communities that combine housing, retail, and public amenities to meet growing regional demand.
