Working with 7fold
Who is behind 7fold Realty Advisors?
7fold Realty Advisors is my company name. I am a commercial real estate agent in North Idaho, and I help people buy, sell, and lease commercial property, including industrial buildings, retail space, offices, land, investment property, and businesses. Some clients are seasoned investors and some are opening their first location. Both get the same attention.
What area do you cover?
Kootenai County and North Idaho: Coeur d’Alene, Post Falls, Hayden, Rathdrum, Spirit Lake, Athol, Hauser, and the communities around them. Each town has its own page with local market context under Markets.
Is 7fold Realty Advisors a brokerage?
No. 7fold Realty Advisors is my company name. I am a licensed Idaho real estate salesperson with Berkshire Hathaway HomeServices Jacklin Real Estate | Commercial Division, which is the brokerage.
How long have you been doing this?
I have 25+ years in business and real estate. Along the way I have managed companies with real payrolls and real P&Ls, so I look at property the way an owner or a business operator does. More on my background is on the About page.
Can you help me with a property that another brokerage has listed?
Yes. I can get you the details, set up a showing, and represent you as the buyer or tenant on almost any commercial listing in North Idaho, not just mine. Every active listing in the area is on Search Properties. If one catches your eye, call or text me at 208-758-7539.
Who pays the broker when I lease or buy commercial property?
In most sale and lease deals the commission is paid by the seller or landlord under their listing agreement, so having your own representation usually does not add a direct cost to a buyer or tenant. Every deal is different, so I will walk you through how it works on yours before you sign anything.
Finding property
How do I search for commercial property for sale or lease in North Idaho?
Go to Search Properties. You can filter by city, property type (Industrial, Land, Office, Retail, Multi-Family, Hotel/Motel, Specialty), and sale or lease, then view results as a list or on a map. Warehouses and shops are under Industrial, and restaurants and storefronts are under Retail. Each property has its own page with photos and details.
Where can I see the properties 7fold is marketing right now?
My current listings are on 7fold Listings, with flyers, photos, and the details buyers and tenants usually ask for first.
I don’t see what I need. Can you find something that isn’t listed?
Often, yes. A lot of good deals in this market trade quietly between owners who know each other or before a sign ever goes up. Tell me the size, location, budget, and timing you need, and I will keep looking and let you know what turns up.
Leasing
What does NNN mean in a commercial lease?
NNN, or triple net, means the tenant pays base rent plus its share of the property’s taxes, insurance, and common area maintenance. Those extra costs are often called NNN charges or CAM. When you compare spaces, add the NNN charges to the base rent so you are looking at your real monthly cost. Here is a related explainer on the double net lease.
What is the difference between a gross lease and a modified gross lease?
In a gross lease the landlord covers most operating costs and the tenant pays one rent number. In a modified gross lease the costs are split, and the lease spells out who pays what, such as utilities, janitorial, or increases in taxes over a base year. The words matter less than the expense section of the lease, so read that part closely or have me read it with you.
Should my business lease space or buy a building?
Leasing keeps cash free for the business and gives you flexibility. Owning builds equity and locks in your occupancy cost, but it ties up a down payment and puts maintenance on you. The right answer depends on how long you plan to stay, how much capital you want tied up, and how stable your space needs are. I wrote more about it in Lease vs Own.
What lease clauses should I pay attention to?
Beyond rent, look hard at the term and renewal options, rent increases, who handles repairs and replacements, assignment and subletting, personal guarantees, and how the space can be used. Retail tenants should also look at co-tenancy and exclusive use language. 10 common lease clauses explained.
Buying, selling, and investing
What is a cap rate?
The capitalization rate is a property’s net operating income divided by its price. A building that nets $60,000 a year and sells for $1,000,000 is a 6% cap. It is a quick way to compare income properties, but it only tells part of the story. Lease terms, tenant quality, and the condition of the building matter just as much.
How does a 1031 exchange work?
A 1031 exchange lets you sell an investment property and defer the capital gains tax by buying another qualifying property. There are strict deadlines: 45 days to identify the replacement property and 180 days to close, and the money has to be held by a qualified intermediary. Talk to your CPA early. My beginner guide to 1031 exchanges covers the basics.
What should I check before buying commercial property?
Start with zoning and permitted uses, then access and utilities, title, survey, environmental reports, building condition, and for income property the leases and rent roll. In North Idaho, sewer and water capacity can make or break a land deal, so confirm it with the city or district early. Zoning laws explained is a good starting point.
How do I find out what my commercial property is worth?
I can put together a broker’s opinion of value based on recent local sales, current listings, and the income the property produces. It is not an appraisal, but it gives you a realistic range before you decide to sell, refinance, or hold. Call or text me at 208-758-7539 to get started.
Do you help sell businesses, not just buildings?
Yes. I handle business sales, including restaurants and operating businesses with or without the real estate. Selling a business takes confidentiality and clean financials, and I help with both.
The local market
How is the Kootenai County commercial real estate market doing?
The Kootenai County Market Report has the latest numbers and trends, and each city page adds local context. For a quick take on a specific property type or area, just ask me.
